(hereafter called "B4S"), with address in Apartado de Correos 19143, 08080 Barcelona and with number for tax purposes NIF: G-63808646, is a trading firm dedicated to the mediation in the tourist apartments business. Its core business is developed through the website with URL http://www.barcelona4seasons.com (hereafter called "the Website") with the following General Conditions:

B4S provides its services as an intermediary between the apartment's owner and the final client for letting apartments in a short stay basis.

III. Access and use
The access and use of the Website are free and without charges.

IV. Register
The user shall register only to obtain information and will be subjected to the specific conditions established in the Ley Orgánica 15/1999 Spanish Law of 13th December.

V. Processing and Protection of private personal data
The User gives his/her consent for his/her personal details to be processed by B4S and to be added to its corresponding files, with the purpose of (i) facilitating the use of the Website to the User, (ii) facilitating the User to obtain information about Products and Services about the Website, (iii) facilitating the managing, acceptance, and rejection of the Users' applications to acquire Products and Services offered through the Website, (iv) facilitating the suitability and customization of the Products and Services by B4S to the requests of the Users, and (v) the delivery, through electronic means or paper medium, of information related to www.barcelona4seasons.com.

In accordance with what is stipulated in the L.O. B4S promises to maintain and keep the personal details provided by the User with confidentiality and to avoid those details being accessed by a non authorized third party, although it can not guarantee the absolute invulnerability of its security systems, nor the security or the inviolabity of those details when they are transmitted via the network.

VI. Provisions and services
BS4 has the right to change, cancel or interrupt, at any given moment and without liability, any feature of the Website, including operative time. Also, it shall have the right to impose limits or restrictions to certain uses of the Website.
B4S does not guarantee in any way that the functions inside the Website or any other of its features are provided without interruption or free of mistakes, or that the Website is free of viruses or other damaging components.
B4S shall not be liable, directly or indirectly, for the Website interruptions that may affect the reception, processing or acceptance of the information provided through the Website.

VII. Communication.
Communication between B4S and the User shall be made via e-mail, (i) when it is addressed to B4S by means of info@barcelona4seasons.com or customized mail, and (ii) when it is addressed to the User, to the electronic mail that he/she has given during the process of application as a User.
B4S shall not be liable for the failures that can occur in the communication, including data deletion, incomplete transmission or delays in the sending, and shall not be obliged to maintain the operativiness of the system at all times.

VIII. Property rights
The User recognizes and accepts that the Website is protected by the intellectual and industrial property laws. Whithout the express consent from B4S, the User shall not modify, let, lend, sell, copy, reproduce, transmit, distribute or create derivative works based on the Website and its Content. The User shall not link the Website to another webpage, nor resell or redistribute any part of this Website, nor provide access to third parties to the Website whithout express consent from B4S.

IX. Links and banners
IX.a Links: Any of the connections or links to other webpages (www), that the Website makes possible, do not entail a guarantee by B4S to the User, because B4S is not responsible for the contents and damages caused by the access to these links.

IX.b Banners: B4S is not responsible for the content of the banners that may appear on the Website, nor guarantees or is responsible for the veracity, accuracy or validity of those banners, and advises and recommends that the Users check and contrast the information provided by them.

The agreements and deals that, in any case, may reach the User and Third Parties, either because of the Contents, the Banners or due to the Links found, reached or attained via the Website, are only and exclusively responsibility of the User and the Third Parties.

X. Particular conditions for letting
The queries in order to check the availability of the apartments are free and without charges. However, in order to make a reservation it is essential that the User accepts the conditions for rental, stipulated in a separate document. XI. Amendment to the General Conditions
B4S shall modify and change the total or partial content of the "General Conditions of Use" available and accesible at the bottom of every page of the website or introduce new conditions of use at any given time, with the only need to communicate it in the Website page with a 15 days' notice. These amendments shall only apply since the date they come into effect.

XII. Legislation applied
The present conditions shall be subdued to Spanish legislation. All the controversies that may arise are subdued to the laws of the Courts and Tribunals of Barcelona, Spain
